Since the last update, construction at Pivotal has been in full swing! Despite the rain and snow, we’re pleased to share that our industrial real estate development in the Tri-Cities is well on track for occupancy starting in Q4 2020. Check out the latest construction update below:
POURING THE SLAB
Once our crew completed the installation of water and sanitary storm sewer systems, as well as the building footings (click here to read our last construction update), it was time to start backfilling and leveling the under-slab gravels, in preparation to pour the building’s floor slab. By the end of 2019, with the surface ready to receive concrete, our construction team began to pour the building floor slab.
LIFTING THE WALLS
Utilizing a popular construction method for Industrial buildings called “Tilt-up”, our crew was able to construct the building’s concrete wall panels on-site, minimizing material wastage, reducing carbon footprint and maximizing time efficiency. The concrete, which offers high durability, low maintenance, high strength, and no impact on indoor air quality, can be used on every type of end-use facility.
When employing the “tilt-up” construction method, the key to success is planning. In this instance, our crew meticulously followed the project’s design and specifications, in order to strategically build panel forms on top of the floor slab, acting as a mold for the building walls. Concrete was then poured and, once structural strength was reached, the lifting began. Our crew attached lifting cables to embedded hooks to begin the process. Each wall panel was then maneuvered by a crane into its final resting place. Once each wall panel was placed, temporary braces were installed to secure the panels until a frame assembly of steel columns, beams and joists can be installed to permanently secure and support the building.
